DBJ Ranks Viridian, a Master-Planned Community in North Arlington, No. 3 Wealthiest ZIP Code in North Texas

Dallas Business Journal has named 76005, which is home to Viridian in far North Arlington, as No. 3 on North Texas’ Top 10 wealthiest ZIP codes list based on information from the U.S. Census Bureau’s 2022 American Community Survey. 

Viridian, a 2,300-acre master-planned community developed by Johnson Development Corporation, is located off North Collins Street at the northern city limits. The development has added $1.9 billion in value to Arlington’s property tax base since construction began in 2011. The City of Arlington established a Tax Increment Reinvestment Zone (TIRZ), a tool that finances public infrastructure improvements such as roads and bridge, water and sanitary sewer lines and floodplain mitigation, to help make the transformative mixed-use project a reality. 

“Cities who take a long-term perspective in creating value for their citizens will continue to reinvent themselves and be sustainable,” said Robert Kembel, owner of The Nehemiah Company and general manager of the Viridian development team. “Viridian is that kind of shining star in the state in an area that was considered blighted and written off. We were told by many skeptics that it would never work. Virdian is the poster-child for the healthy public infrastructure financing tools. We are grateful to the City and County for trusting us with such an impactful project” 

Homes in the development are priced between $230,000 and $2 million, including single-family units, multi-family units and a 55+ active senior living neighborhood. More than 6,500 residents call Viridian home. 

Located fewer than 10 miles from DFW International Airport, Viridian offers residents access to lakes and rivers, a public beach, 500 acres of open space, hiking trails and numerous parks, including Arlington’s River Legacy Parks. Other resort-style amenities include a sailing center, tennis center, volleyball, pickleball and volleyball, pool courtyard, lounge with coworking spaces, workout facilities, public art, and more.

Other North Texas cities that top Dallas Business Journal’s list include Southlake (76092), Colleyville (76034) and Dallas (75225), among others.
